Description

This case study showcases the successful conversion of 2D CAD drawings into a clash-free BIM model for a premium residential estate in the Netherlands. The project involved complex roof geometries, a detached pavilion, dormers, and chimneys—requiring precision and advanced coordination.

Our goal was to provide the client with a fully coordinated Architectural and Structural BIM model (LOD 300) along with IFC files, 2D plans, and sheet exports. These deliverables were aimed at enabling tender documentation, cross-discipline coordination, and readiness for upcoming MEP and interior modeling phases.

Challenges

Solution

  • Custom parametric Revit families for dormers and chimneys
  • Created a clash-free LOD 300 model using Revit
  • Integrated topography and building footprint accurately
  • Generated PDF sheets, IFC files, and clean DWG floor plans
  • Used clash detection tools to pre-resolve intersections and structure conflicts

Methodology

  • We used a structured, quality-focused process:
    • Data Review & Cleanup: Assessed CAD files, clarified gaps with the client, and set up Revit templates.
    • BIM Modeling: Built detailed Architectural & Structural models in Revit at LOD 300, focusing on dormers, roofs, pavilion, and elevations.
    • Coordination & Clash Detection: Conducted clash checks and resolved issues in roofs, framing, chimneys, and walls.
    • Exports: Provided IFC, PDF, and floor plans for use in ArchiCAD, Navisworks, and AutoCAD.
    • Quality & Delivery: Verified model integrity and delivered clean IFCs, DWGs, sheets, and visuals.
